Sudden and accidental versus long-term seepage
Almost every Texas homeowner policy covers water that escapes suddenly and accidentally from a plumbing, heating or air-conditioning system, and almost every one excludes damage from repeated or continuous seepage over a period of weeks or months. The line between them is not always obvious in the field, and the burden of showing which side you fall on tends to land on you.
That is why the early record matters so much. A cabinet base that is saturated but structurally sound reads differently from one that has been rotting for a year. Corrosion patterns on a failed fitting, the extent of microbial growth and the moisture gradient through a wall assembly all speak to duration. Captured on day two, that evidence supports you. Reconstructed on day sixty, it is contested.
